Can you manage a rehab if I live out of town?
Yes. Many investors don't live near the property they own. We send photos, call when a decision is needed, and keep the written scope as the guide. You can also have a property manager or agent meet us for the first walk and the final one.
How do you keep a rental rehab on budget?
We start with your number. The written scope lists each item and its cost, so you can see what to keep and what to cut. If we find hidden damage, we stop and price the fix before going on. Nothing is added without your approval.
Do you do make-ready work between tenants?
Yes. Make-ready jobs usually cover paint, flooring, drywall patches, doors, trim, and small kitchen or bath repairs. Tell us your move-in date when you call. We will tell you honestly whether the work fits that window before you count on it.
Which upgrades are worth doing on a fix-and-flip?
