My house is in a New Orleans historic district. Can I change the outside?

Often yes, but it needs approval first. In local historic districts, the Historic District Landmarks Commission reviews exterior work like windows, doors, siding, and porches. The French Quarter has its own Vieux Carré Commission. We prepare the drawings and material details they ask for before we file for a permit.

Can you fix sagging floors in a shotgun house on piers?

Yes. We get under the house to see why the floor dropped — sunken piers, rotted sills, or termite-damaged joists. Then we replace the bad wood, reset or add piers, and level the floor as far as the house safely allows. Old plaster may crack some as things move.
