Do I need to own land before I call you about building a house?

It helps, but it isn't required. If you already have a lot, we start by walking it. If you're still shopping, we can look at a lot with you before you buy and point out flood zone, drainage, and fill concerns that would add to the cost of building.

How long does it take to build a custom home in the Baton Rouge area?

Most single-family homes take several months to a year once permits are issued. Size, how custom the plan is, and weather all play a part. Rain during foundation and framing is the most common slowdown here. You'll get a schedule up front and updates as it changes.

Do you draw the house plans, or do I bring my own?

Bring your own, or bring an idea. If you have stock plans or drawings from a designer or architect, we build from those. If you're starting from a sketch, we'll point you to a drafter or architect, then review the plans for cost before they're final.

How high does my new house have to be built in a flood zone?

It depends on the lot. FEMA flood maps set a base flood elevation, and the parish requires the finished floor to sit at or above a set height tied to it. An elevation certificate from a surveyor confirms the number. We sort this out before any plans are finalized.

Do you build duplexes and townhomes for investors?

Yes. We build multi-family projects like duplexes and townhomes as well as single-family houses. Zoning decides what a lot allows, so we check that first. These builds also need fire-rated walls between units and separate utility meters, which we plan into the price from day one.
